States with the highest property taxes in the United States in 2024
Property taxes increased last year, a new analysis found, most likely due to higher operating costs for local governments. Find out who’s paying the most.
The amount of taxes on homeowners in the United States increased in 2023, according to a new analysis from ATTOM, a provider of data on properties and real estate.
Homeowners saw their property taxes increase an average of 4.1%, based on analysis of more than 89 million single-family homes. That resulted in an average tax bill of $4,062.
“Property taxes took an unusually high turn upward last year, pushing effective rates up, while huge gaps in average tax bills between different parts of country remained in place,” Rob Barber, executive director of ATTOM, said in the report.
“The tax increases were likely connected, at least in part, to inflationary pressures on the cost of operating local governments and schools, along with rising public employee wages and other major expenses,” he added.

The 10 states with the highest property tax rates are in the Northeast and Midwest, with rates ranging from 1.25 percent to 1.88 percent. Here the list:

On the other hand, the 10 states with the lowest property tax rates are in the South and West, with rates of 0.31 percent to 0.49 percent. Here the list:
The cities with the highest and lowest property taxes
Metropolitan areas, with at least 200,000 residents, with the highest property tax rates include: Akron, OH (2.71 percent); Rockford, Illinois (2.41 percent); Champaign, Illinois (1.95 percent); Trenton, New Jersey (1.94 percent) and Peoria, IL (1.91 percent).
The highest effective rates among metropolitan areas with a population of at least 1 million were in Chicago, IL (1.84 percent); Rochester, NY (1.77 percent); Hartford, CT (1.76 percent); Cleveland, OH (1.66 percent) and Columbus, OH (1.45 percent).
On the other hand, the metropolitan areas with the lowest rates are Daphne-Fairhope, AL (0.27 percent); Salisbury, MD (0.30 percent); Honolulu, Hawaii (0.31 percent); Knoxville, TN (0.32 percent) and Tuscaloosa, AL (0.32 percent).
Aside from Honolulu, the lowest rates among metropolitan areas with a population of at least 1 million were reported in Phoenix, AZ (0.38 percent); Nashville, TN (0.45 percent); Las Vegas, NV (0.48 percent) and Salt Lake City, UT (0.49 percent).
