Prefabricated homes that are easier to construct and cheap enough for those who have been priced out of the housing market.

With housing affordability spiraling out of control and millions priced out of the market, manufacturers have been looking for solutions.
BOXABL, the company formed in 2017 by father and son Paolo and Galiano Tiramani, have come up with one. The company’s Baby Box, is an ultra-compact, prefabricated foldable tiny home. It’s simple to assemble and priced low enough to cater for those on limited budgets.
Boxabl are offering the Baby Box, which covers 120 square feet (11.15-sq-m), for an introductory price of just $19,999 for a limited period (the full retail price is $30,000). The mini-homes can be delivered or picked up from the firm’s warehouse in Las Vegas, Nevada. The company says it has been taking pre-orders from all 50 states as well as international orders.

The Baby Box’s simple assembly
One of the appealing factors of the Baby Box is how easy it is to assemble and start living in right away. Boxabl explain that assembling the house can be done “without any specialized tools by one person”. The roof, floor, and front walls all unfold and clasp together, while water and utility connections form part of the design and will be ready to use. It can be folded and unfolded hundreds of times.
The Baby Box comes packed on a trailer, weighs 2,900 lb (1,315 kg) and has a 1,000-lb (454-kg) hitch weight. When in tow, it’s only 6 ft 6 in (1.98 m) wide and 14 ft 9 in (4.5 m) long, making it smaller than a typical 7x14-ft cargo trailer.

Once unfolded and assembled, the Baby Box measures 14 feet 9 inches (4.5 m) long, 14 feet 1 inche (4.29 m) wide, and 9 feet 3 inches (2.82 m) high. Inside, it offers up 120 square feet of usable living space, is fully insulated and comes equipped with a 9,000-BTU ductless A/C with heat pump for both warm and cold weather.
Also includes are appliances such as a counter-top cooking hob, small fridge-freezer, mini air cooling system, a shower and toilet. USB sockets can be found in the kitchen for charging electronic devices.

Boxabl’s Baby Box is also solar-compatible which means it can be powered “off-grid” by a 4.5-kW generator.

Obviously, such a budget-price home is going to have its drawbacks. For example the living room space doubles up as the bedroom - which might be fine for a single occupant but not for a family. Don’t forget that while you can set up your Baby Box home on your own premises as long as you own the land and have a permit from your city or state to do so. If not you will require written planning permission and obtain insurance.
The Baby Box does however offer a housing solution for those who cannot afford to spend a fortune on something more luxurious. The market is certainly there according to Boxabl’s pre-order sales. The company hopes to start shipping the first modules in the second half of 2025.
