Neither Hollywood nor Manhattan: this is the new refuge of stars like Al Pacino and Angelina Jolie
Known as ‘Hollywood on the Hudson’, this area has only 100 homes high above the river where privacy is guaranteed, attracting solitude-seeking celebrities.
Many writers, musicians, actors, and artists in general seek to safeguard their privacy as much as possible, especially with the omnipresence of the paparazzi.
This is why many Hollywood celebrities are choosing private residences such as this wooded enclave on the outskirts of New York to make the most of their free time in the company of their loved ones.
Angelina Jolie grew up in this area, and according to reports, famous faces such as Bill Murray, Al Pacino and Scarlet Johansson have also fallen for its charm.
Secluded Snedens Landing
Snedens Landing, popularly known as “Hollywood on the Hudson,” is very close to Manhattan and is attractive to celebrities thanks to its total privacy, its natural beauty, and the centuries-old architecture that can be found there. Today, one in ten residents is famous.
“It’s completely secluded by its boundaries: there’s one entrance and one exit so there’s no through traffic,” says David Sanders, associate broker and director of luxury marketing for Christie’s International Real Estate Westchester/Hudson Valley.
“Everyone there looks out for each other and everyone knows each other. It’s a great community to be a part of. My partner and I bought a house there in 1983 and lived there for ten years," he said.

The steep prices of Snedens Landing
It’s virtually impossible to find anything under $1 million, according to the agent.
Generally speaking, prices are between $1.5 million and $5 million, with the sweet spot being anything “under $2 million, or the low $2 million,” said Sanders
In the $4 million to $5 million range, “we actually have more activity than ever,” he added.
The top-selling property currently is a mansion known as ‘Niederhurst’, which is for sale for $28.5 million. Built in 1874, it is on the National Register of Historic Places.

This enclave is made up entirely of private residences as well as a church and a tennis club.
“It is very accessible from Manhattan and the nearby Hudson River communities of Piermont and Nyack, which are known for being creative hubs for music, film, theater and art enthusiasts (...) Snedens can be as private or social as you want,” Sander concludes.
