204-acre, $600M super theme park to be launched in Florida: will incorporate stores, restaurants, hotels and 1,100 new homes
Here’s everything you need to know about the new theme park opening in Florida that is making waves, literally.


Fort Pierce is set to be the location for a new, 204-acre theme park designed to cater for surfers. Known as Koa Bay, the near-$600 million park is ”a visionary residential community offering members the opportunity to surf perfect waves on-demand."
The park, which will have its own residential community, will provide a perfect alternative for people looking to catch a wave when the weather at the beach is not optimum. “I’m really excited about it,” one enthusiastic beachgoer told CBS. “I’m a surfer, so I like to be out here on the beach.”
It will, as well as become a major attraction in Florida for tourists and those looking for a wild time, provide customers with a range of shops and restaurants, along with 1,100 new homes.

Inspired by surf destinations around the globe, Koa Bay will offer ‘Full Resident’ for yearly access or ‘Fractional Resident’ options for a 40-day stay. Membership to the park is also available, which offers “discounts on food & beverage offerings; surfboard rentals, surf apparel, equipment, e-bikes and maintenance; airport transfers; and private and group fitness and training sessions.”
The wave technology is created by WaveGarden, a company that uses “sustainable man-made wave pool technology” and can create up to 450 waves an hour up to seven feet high thanks to its industry leading machines.
Koa Bay will also be home to the world’s first floating surf pool, which is designed to give people of all skill levels a controlled environment to practice and improve their skills.
While it all sounds great, there is a catch: the price. For one session the fee sits at $80, with the aforementioned membership options available for frequent visitors.
As for the full-time residents of Koa Bay who are supposed to have everything ready to go by 2026, their prices begin at $11,250, plus a $45,000 initiation fee. While they will get all the park has to offer plus exclusive benefits, it’s still a huge number in these difficult financial times for many people in the United States.
